Terms of service Smart Stays is an online reservation platform that provides homeowners with the ability to list their property and receive bookings from potential guests. Smart Stays provides homeowners with marketing, support, and operational services for their rental property. Smart Stays and the Homeowner have agreed to carry on their respective duties in such a relationship and upon the terms and conditions set out in this agreement. THE PARTIES AGREE AS FOLLOWS: 1. The Premises is a fully furnished (appliances, beds/bed sets, electronics, etc.), single-family dwelling, in good physical and mechanical repair. 2. This term of this agreement will end at the request of the homeowner with notice of no less than 24 hours after the final scheduled guest departure. The homeowner will be responsible for any 3rd party cancellation fees where applicable. 3. We are excited to offer you our online property management service. We are committed to providing you with the highest quality of service when it comes to procuring guests and managing your property. Our services provide support for traditional property management duties such as repairs and maintenance. 4. The homeowner agrees to maintain the home in good repair and manage the homes operating expenses to ensure a smooth experience for your guests. The homeowner agrees to maintain or facilitate the care for landscaping, grass cutting, snow removal and de-icing to ensure the enjoyment and safety of your guests. 5. Liability insurance is required for the protection of the homeowner as it pertains to short term rental guests. 6. Smart Stays Fees: Service fee of 25%, and you will receive 75% of the total rent collected by Smart Stays. A start up fee of $0.00 applies and will be deducted from the first monthly rent payment. Consultation, listing and rate optimization are included in the onboarding process.. Smart Stays will install hardware and advanced technology equipment, such as remote door locks, doorbell cameras and noise detectors, as part of your onboarding process. Our company utilizes the most advanced technology and adheres to industry standards. Homeowners will receive credit for the installation costs of the hardware two years after we partner.
